How much room do we need to add or remove workstations?
Why it matters
Flexible terms often cost more per workstation than fixed ones. Paying for flexibility you will not use wastes money. Too little can leave you paying for empty workstations.
How to work out your answer
Write your headcount for today, in 6 months and in 12 months. For each one, give a low, an expected and a high number. The gap between low and high is how much flexibility you need.

How many workstations can we add or remove, with how much notice, and what does it cost per workstation when we do?
Set-up and exit
Who pays to set up the space, and who returns it when we leave?
Why it matters
Set-up and move-out costs are easy to miss in a quote, and they can be significant. Knowing who pays before you sign avoids a surprise at the end of the contract.
How to work out your answer
List what you need on day one. Desks and chairs only, or also meeting rooms, your own layout, branding and IT cabling? Each extra is a cost that someone pays.
Ask the operator or landlord
Which set-up costs are in the monthly fee, and which are one-off? What do we have to remove or repair when we leave, and who pays for it?

Will we need more space later?
Why it matters
Space next to yours may be taken by another occupier by the time you need it. If you expect to grow, secure the room before you sign.
How to work out your answer
Look at your high number for 12 months. If it is well above your expected number, you need room to grow.

Can space next to ours, or on the next floor, be held for us? For how long, and at what price?
Timing and availability
Can we move in on time?
Why it matters
Setting up a large space takes time, and your current space may have a notice period. Starting late can leave you paying for two spaces at once.
How to work out your answer
Start from your move-in date and work backwards. Take away your notice period, the time for internal approvals and the time to set up the new space. What is left is the time you have to choose.

What do you have for our headcount in these areas, ready by our move-in date? If nothing, what is the closest option?

Cebu City
Cebu IT Park, Cebu Business Park and the South Road Properties are places to start. Ask about backup power, parking and transport for shift teams. If you need 1,000 workstations or more, we check supply first.
Bonifacio Global City, in Taguig. Ask about parking, how long people wait for lifts in the morning, and the commute for staff who live outside the area.
Filinvest City and the area around it, in the south of Metro Manila. Check the commute for staff who live in the north before you commit to a large floor.
The Makati central business district, close to banks, insurers and professional firms. Ask if all your workstations fit on one floor, and compare building age, parking and lift capacity.
Eastwood City, Vertis North and Cubao are places to start. Ask about parking, and check whether the building is PEZA-registered if that matters to you.
Tell us your headcount, your move-in date and the areas you prefer. Add a budget range if you have one. A rough range of workstations is enough to start.

It depends on the type of office. Serviced offices usually use a service agreement, where one fee covers the space and the services. Managed offices more often use a lease. The two differ on notice period and on what you owe when you leave. Ask for the document early, and ask your legal and finance teams to read it.
It depends on the operator and the type of office. Ask for a line-by-line list of rent, services, utilities, cleaning, meeting rooms, parking, common area charges and one-off fees, and ask if VAT is included. Then compare the totals. We do this for every option on your shortlist.
As early as you can. Bigger headcounts take longer to fit out and get approved, and your current space may have a notice period. Send your brief once you have a rough headcount and a target move-in date. We will tell you how much time the options need.
